Why Tile Roofs Need a Different Type of Inspection


Tile roofing is not the same as a shingle roof.


Tile roof systems depend heavily on the underlayment, flashings, penetrations, valleys, fasteners, battens, drainage pathways, and installation details underneath and around the tile.


Think of the tile itself more as the underlayment system's protective barrier from the sun, less than a waterproofing layer on its own.


That matters because a tile can look fine from the driveway while the roofing system underneath it is beginning to fail.


Common tile roof issues include:


  • Cracked or broken tiles

  • Dislodged or slipped tiles

  • Loose hip and ridge tiles

  • Failed mortar or sealant
