If you own a home in Central Florida, two things are probably already on your mind: the storms keep getting more serious, and homeowners insurance keeps getting more expensive. The good news is that the state of Florida has a program designed to help with both…. and many homeowners we talk to in Longwood, Seminole County, and greater Orlando don't realize that they may qualify for these funds.
It's called My Safe Florida Home (MSFH), and it can put up to $10,000 toward making your home more resistant to hurricane-force winds.
Here's a straightforward breakdown of how it works, who qualifies, and where your roof comes into the picture.
What Is the My Safe Florida Home Program?
My Safe Florida Home is a state-funded program administered by the Florida Department of Financial Services. It was built to help homeowners strengthen their homes against hurricanes — and, in turn, to ease some of the pressure on Florida's insurance market.
The program has two parts:
- A free wind mitigation inspection. A state-assigned inspector evaluates your home's existing storm resistance and documents what you already have and what you're missing.
- A matching grant of up to $10,000 to help pay for the specific upgrades that inspection recommends.
Even if you never pursue the grant, that free inspection has real value on its own — more on that below.
How the Grant Money Works
For most homeowners, the grant works on a 2-to-1 match: the state contributes $2 for every $1 you spend on qualifying improvements, up to $10,000.
In practice, that means about $5,000 out of your pocket can unlock a $15,000 project.
Homeowners who qualify as low-income under Florida guidelines may receive up to $10,000 with no matching requirement at all.
Two important details to keep in mind:
- The grant reimburses you after the approved work is completed and inspected. It is not a loan, and it is not paid up front.
- Don't start any work before your grant is approved. Beginning early is one of the most common ways homeowners accidentally disqualify themselves.
Who Qualifies?
Eligibility is broader than many people expect, but the requirements are firm. Generally, to qualify for the grant your home must:
- Be a site-built, single-family home that is your primary residence (it needs a homestead exemption)
- Have been built before 2008
- Carry a current homeowners insurance policy with windstorm coverage
- Fall at or below the program's insured-value cap (recently around $700,000, with low-income applicants often exempt)
The free inspection is available more widely than the grant.
Applications are also processed in priority order — low-income homeowners and those age 60 and older move to the front of the line. Because funding is limited and moves first-come, first-served within each group, applying as soon as your window opens really does matter.

Where Your Roof Comes In
This is the part we get asked about most as a roofing contractor. MSFH funds four categories of hurricane-hardening improvements… three of them are all about the roof:

- Roof deck attachment — re-nailing your roof deck with stronger fasteners and tighter spacing so it resists wind uplift.
- Secondary water resistance (SWR) — a peel-and-stick barrier that keeps water out even if the outer roof covering is damaged or blown off.
- Roof-to-wall attachment — upgrading the straps and clips that hold your roof structure to the walls of your home.
- Opening protection — impact-rated windows and doors, wind-rated garage doors, or approved shutters.
An important note:
MSFH does not pay for a cosmetic re-roof or a full roof replacement simply because your roof is aging. It funds the specific structural upgrades your inspection identifies. That said, if you're already planning a roof replacement, that's often the ideal moment to build these grant-eligible upgrades into the project — the deck, underlayment, and connections are all exposed and accessible while the work is underway.
The Free Inspection Can Lower Your Insurance — All by Itself

Yes. The program reopened for the 2025–2026 cycle, and Florida lawmakers approved additional funding heading into 2026–2027. Because funds are limited and move quickly, check mysafeflhome.com for the current application window before you plan around a deadline.
Does My Safe Florida Home pay for a new roof?
Not a full replacement on its own. It funds specific mitigation upgrades… roof deck attachment, secondary water resistance, and roof-to-wall attachment upgrades that were recommended in your inspection… These are almost always best done as part of a complete re-roof project
How much money can I receive?
Up to $10,000. Most homeowners receive a 2:1 match (the state pays $2 for every $1 you spend). Qualifying low-income homeowners may receive up to $10,000 with no match required.
Do I have to use a program-approved contractor?
There is no longer a state contractor list. You may choose any properly licensed Florida contractor. Just make sure the license matches the scope of work being performed.
