Prices do vary from home to home, but there are clear guidelines that can help you understand where your roof will likely fall in terms of cost and what drives those numbers up or down.

What Impacts Price?

Every roofing project is unique, but there are consistently a handful of variables that ultimately help us answer the question: How Much Does a Roof Replacement Cost in Central Florida?


  1. Size:

Of course, the biggest factor that determines price is the overall size of the roof. Larger roof, more material, more labor... additional cost.


  1. Layout and Design:

Roof design plays a significant role in determining the final cost of a roof installation. Roofs with gable ends, like the one pictured here, create less material waste.

"Hip Roofs" like this one require contractors to account for significantly more waste factor as the additional details of hips, ridges, and valleys create the need to cut more individual shingles to properly cover the roof in a way that is aesthetically pleasing and performs properly.

  1. Pitch:

How steep a roof is factors into the final cost in a few ways. First, the steeper the roof, the more roof area is created in order to span the distance from the eave to the ridge. This extra square footage creates additional cost.


If the roof is exceptionally steep (generally 7/12 in roof speak, or 30°), additional labor costs may apply based on the additional time that it takes crews to do their work and install the material safely.


  1. Material Selection:

For the sake of this article, we are going to focus on the most popular material type in the world, asphalt shingles. But even within that category, there can be significant price differences between manufacturers. Your most popular shingle brands (the Big 3), GAF, Owens Corning, and CertainTeed, are going to demand a slight premium over your lesser-known brands with smaller market share like IKO, Tamko, and Atlas.


In addition, you may want to consider additional home hardening materials like Ice and Water barriers (peel and stick) over the entire roof surface versus more traditional underlayments like felt paper or even synthetics.


It's a good idea to talk with your insurance agent about what kinds of premium discounts you may qualify for based on the upgrade options you select.


  1. Wood Replacement:

It's critical to address any rotten wood as part of the roof replacement process. Damaged roof decking where there may have been a leak, rotten fascia, and water-damaged siding should all be addressed and repaired as part of a proper roof replacement. Almost all roofing projects require some wood repair, but some projects require more than others. While you can't always tell in advance how much wood will need to be replaced, your roofing contractor should provide some allowance and a clear cost per piece or linear foot that they install above that.


  1. Accessories:

Does the home have solar hot water, pool, or PV panels? Are there additional ventilation needs? Are there skylights, chimneys, or other roof/wall abutments that will need to be replaced or reflashed?


All of these items can significantly impact the total cost. However, most of the time, they can be accounted for before the project begins.


  1. Patio/Porch Roofs:

If you have a patio with a "flat" roof, that area may need to be addressed as well. In addition to the extra square footage the patio creates, the Florida building code requires low-slope/flat roofs to include a minimum design slope of 1/4" vertical in 12" horizontal, meaning many homes built in the '80s or '90s may require additional retrofitting to help ensure positive drainage.


  1. Gutters

Depending on the age and installation method of any existing gutter system a home has, the gutters may need to be replaced as part of the roofing project. Fifteen to twenty years ago, gutters were often "spiked" into the drip edge as pictured here...

Unless those spikes were driven into the fascia rather than the drip edge, they will need to be removed and replaced.

...in which case they can often be detached before the start of a roofing project, stored on-site, and then reinstalled after the roof is finished.


  1. Warranty:

Almost all roofing material comes with some kind of manufacturers warranty on the product itself. Understanding the difference between manufacturers warranties on material vs workmanship warranties is important.


Manufacturer Material Warranty: Covers defects in the manufacturing of the shingle or other products themselves.


Workmanship Warranty: Covers defects and mistakes in the actual application or installation of the shingle or other roofing components.


Most contractors offer some kind of workmanship warranty on their work. In addition, depending on the certification status that the contractor has with the shingle manufacturer, they may also provide extended manufacturer-backed workmanship coverage, like the GAF Silver Pledge, which extends workmanship coverage to 10 years.


Manufacturer-backed workmanship warranties provide consumers with choices in case their contractor is unable or unwilling to honor their warranty commitments in the future.




  1. The Contractor:

Assuming that any contractor you would consider hiring checks the basic boxes... Licensed, Insured, etc., there are still several factors that affect the pricing a contractor provides.


  • Overhead: Staff size, office locations, etc. can all add to a contractor's overhead expense and increase the cost of doing business.

  • Purchasing Power: That same contractor with increased overhead expense may simultaneously be leveraging that size for better pricing from suppliers.

  • Quality of Insurance: Not all insurance policies are created equal, and Florida's insurance requirements for roofing contractors are extremely low. General Liability of just $100/$25k and Worker's Compensation at statutory minimums of $500k are not enough to protect you (or the contractor) well.

  • Efficiency: No matter the size of the contractor, how efficiently they run their operations will have a significant effect on pricing and the amount they need to charge to be profitable.

  • Labor: Do they subcontract all or some of their work? Often this creates savings and allows for more predictable labor costs; conversely, there are more layers, and each of those comes with additional markup. There is not a right or wrong way to look at this. Subcontracting is the industry "norm" in roofing; however, the relationships with labor, the way that they are paid, and whether the crews a company uses are licensed and insured as required by law all factor into pricing.
