If you ask most homeowners why roofs get replaced in Florida, they'll usually give the same answer: Storms.
While weather certainly plays a major role, there's another force that's becoming just as

influential in today's roofing market: Homeowners insurance.
In fact, we're seeing more and more roof replacement conversations start not because a roof has failed, but because an insurance company has concerns about its age or because a potential buyer is concerned about their ability to secure affordable homeowners insurance for a property they are in the process of purchasing.
This week alone, we inspected four roofs that were between 12 and 15 years old.
Here's what we found:
• Three of the four roofs were in good condition.
• None of those three were actively leaking.
• All three still had years of useful life remaining.
Those homeowners were facing questions, non-renewal, or pushback from their insurance carriers primarily because of the roof's age.
The Unintended Consequences
As more and more insurance companies begin scrutinizing roofs based primarily on age, it changes homeowner behavior.
People who otherwise wouldn't be thinking about a new roof suddenly start asking questions:
Should I replace my roof now?
Is my insurance company going to drop me?
Will my insurance company renew my policy?
Is there storm damage that could qualify for a claim?
Should I have a contractor inspect it?
These are reasonable questions.
The problem is that this environment can create incentives that weren't there before.
A homeowner who feels pressured by an insurance carrier may begin looking for a way to offset the cost of replacement. At the same time, some contractors may be eager to identify minor roof damage, wear and tear like blistering or foot traffic on the roof and encourage an insurance claim.
As a result, roofs that should continue performing well for years, become candidates for insurance claims and replacement projects.
Often resulting in a denial that further hurts a homeowners ability to secure coverage
A Self-Fulfilling Prophecy
As insurance carriers tighten underwriting standards because they're concerned about roofing claims, those stricter standards push more homeowners toward roof replacement discussions.
More homeowners begin exploring potential storm claims > More claims get filed > Claim frequency rises > Insurance carriers become even more restrictive > Homeowners look for ways to replace newer roofs.
The cycle repeats itself.
What Homeowners Should Do
If your roof is approaching 15 years old, don't just assume that replacement is necessary.
Age matters, but condition matters too.
